Request for Proposal:

The Municipality of Lakeland Ridges is requesting bids for the renovations at the Meductic Municipal Building located at 17 School Street, Meductic, N.B. to relocate our Municipal Office.
Instruction to tenderers:
All applicants must be in good standing with WorkSafe NB if applicable and show proof of liability insurance.
Contractor is responsible for all permits, including fees. Contractor is required to remove at their cost all debris and salvage materials. All tipping fees and transportation to the landfill will be the responsibility of the contractor.

All work described below shall be completed to the standards and materials and workmanship set forth in the current National Building Code. Work shall conform to sound building practices, quality workmanship and manufacturers written instructions.
Sealed submissions should be marked “Municipal Office Renovations” and the Legal name of the contractor with address included also on the front of the envelope shall be mailed or dropped off to the Municipal Office no later than 4:00 p.m. on March 18, 2025.

The Municipality of Lakeland Ridges reserves the right to reject any or all bids and the lowest bid will not necessarily be accepted. The Municipality of Lakeland Ridges may, at its discretion, accept, consider, or reject non-conforming bids.

Work must be completed by April 18, 2025.

Payments:
Payments will be made no later than 30 days after receipt of invoice for work completed. No deposits will be made for work not completed.
There will be a 10% holdback that will be paid upon the completion of the work and an inspection done by the municipality to determine if the work is satisfactory.
The invoice for the final 10% holdback should include a statutory declaration that all invoices associated with this work have been paid in full.

Scope of the Work:
Project:
1.  Renovation of an existing office space in the Meductic Municipal Building into two offices.
2. Remove an existing 32-inch door and finish it as a 36-inch open archway that is wheelchair accessible.
3. Bathroom upgrade for handicap accessibility which consists of installing a wall mounted vanity and appropriate plumbing, lowering hand and towel dispenser to appropriate levels, and installing a tilted mirror. New levered door handles to be installed.

Specifics:
A large single office space needs to be renovated and converted to two offices with a small hallway to accommodate separate entrances to both offices. The partition of the office must include materials to create sound proofing between the two offices or using 2×6 studs for walls or 2×4 with acoustic channel and batting.

Supply and install new 36” six panel doors with keyed entrance door sets and levered handles for accessibility to each office, complete with trims that match the existing trims.
Interior walls and ceiling will be finished and paint colours picked by staff that will match our municipality branding colours. New baseboards and trim will be installed which will match existing trim where possible.

Removal of old register on exterior walls and new baseboards installed.

Existing Mini split will be changed to two – one for each office.

Installation of two exterior windows in the office (supplied by the Municipality) next to the front of the building. Complete with trim that matches the existing trim.

Electrical is included in the quote which will include two new light fixtures (LED) in each of the office areas and the hallway along with the necessary number of electrical outlets deemed necessary. All work is subject to current codes and standards.

Widening of the interior entrance to the fire station area to a 36-inch opening to make it handicapped accessible. Trim to be installed to match the existing trim.

An interior ramp may be required at the exterior firehall entrance on the interior and a new concrete ramp on the exterior of the same entrance. Concrete ramp should be carried out in warmer weather.

A mandatory job site meeting will be held March 6 at 6:30pm. Contractors must attend to qualify for tender.
